Buying a property is one of the biggest decisions in life. Those who know the process go about it more calmly and with greater confidence. This guide sets out the typical path from the first offer to the handover of the keys - with a focus on Homburg and the Saarpfalz district.

Step 1: Set a realistic budget

Before you start searching, you should know what you can afford. In addition to the purchase price, factor in purchase-related incidental costs of around 11-12% (real estate transfer tax (Grunderwerbsteuer), notary, agent). A mortgage broker or your bank will determine your scope and, ideally, issue a financing confirmation - which strengthens your position when negotiating.

Step 2: The viewing - what to look for

Take your time and check systematically:

  • Condition of the roof, facade, windows and heating system
  • Energy performance certificate and expected energy costs
  • Damp, cracks, deferred modernisation
  • Location, neighbourhood, transport links and noise
  • Floor plan and suitability for your needs

Step 3: Purchase contract and notary

Once both parties agree, a notary is instructed to draw up the purchase contract. The draft should be reviewed carefully. At the notarisation, the notary reads out the contract and both sides sign. A priority notice of conveyance (Auflassungsvormerkung) is then entered in the land register, protecting you as the future owner.

Step 4: Payment and handover

After notarisation, the notary asks you to pay once all conditions have been met. Upon full payment and registration in the land register, the handover takes place - with a protocol and meter readings. Only now are the keys yours.

Frequently asked questions

How much equity do I need to buy a house?

As a rule of thumb, you should cover at least the incidental purchase costs (around 11-12%) plus, ideally, 10-20% of the purchase price from your own funds. The more equity, the cheaper the financing.

How long does it take from purchase contract to handover?

Usually four to eight weeks. During this time the land charge, the payment of the purchase price and the entry in the land register are all settled.

Can I withdraw from the purchase contract after signing?

No. A notarised purchase contract is binding. That is why financing and property checks should be completed beforehand.
